Technical Service Manager Salary is negotiable. Duties: • Providing full technical support for City Mall, Gldani Mall and City Tower • Ensuring and controlling the functioning of technical facilities at the mentioned facilities • constant monitoring of work spaces; Risk assessment and identification of threats, including detection and accounting of dangerous technical means • Safety protection of engineering, fire and electrical wiring, ensuring proper and safe operation, timely response in emergency situations • constant communication with third parties, including tenants, providing their technical support and coordinating work with relevant services for the purpose of this • Determining the competencies of the subordinate technical team, controlling the performance of the performed works. Within the scope of competence, making decisions related to human resources • Compilation, distribution and control of the work schedule of technical service employees; Detection of facts of violation of disciplinary norms, irregular performance of official duties and timely response • Management of the complete process of repair-installation and construction works to be carried out at the facilities, including the search for contractors, management of relevant documentation, provision of the procurement process • Checking of material specifications based on engineering or repair/installation drawings, as well as agreed conditions • At the time of transfer of the leased space(s) to the tenants, ensuring the state of compliance of the leased space with the conditions stipulated in the contract and controlling the transfer. Provision of technical support during the implementation of repair works by the tenants and work in coordination with the relevant services for this purpose. • Ensuring compliance with the requirements established by the legislation of Georgia on labor safety Requirements: • Higher education (preferably in the technical direction) • 4 years of experience in a similar position • Team management experience

ტექნიკური სამსახურის მენეჯერი ხელფასი შეთანხმებით. მოვალეობები: • სითი მოლის, გლდანი მოლის და სითი თაუერის სრული ტექნიკური მხარდაჭერის უზრუნველყოფა • აღნიშნულ ობიექტებზე ტექნიკური საშუალებების გამართულობის უზრუნველყოფა და კონტროლი • სამუშაო სივრცეების მუდმივ მონიტორინგი; რისკების შეფასება და საფრთხეების იდენტიფიცირება, მათ შორის საფრთხის შემცველი ტექნიკური საშუალებების გამოვლენა და აღრიცხვა • საინჟინრო, სახანძრო და ელექტრო გაყვანილობების უსაფრთხოების დაცვა, გამართულად და უსაფრთხოდ მუშაობის უზრუნველყოფა, ავარიულ შემთხვევებში დროული რეაგირება • მესამე პირებთან, მათ შორის მოიჯარეებთან, მუდმივ კომუნიკაცია, მათი ტექნიკური მხარდაჭერის უზრუნველყოფა და აღნიშნულის მიზნით შესაბამის სამსახურებთან კოორდინირებული მუშაობა • დაქვემდებარებაში მყოფი ტექნიკური გუნდის კომპეტენციების განსაზღვრა, შესრულებული სამუშაოების შესრულების კონტროლი. კომპეტენციის ფარგლებში, ადამიანურ რესურსებთან დაკავშირებული გადაწყვეტილებების მიღება • ტექნიკური სამსახურის თანამშრომლების სამუშაო გრაფიკის შედგენა, განაწილება და კონტროლი; დისციპლინური ნორმების დარღვევის, სამსახურებრივი მოვალეობების არაჯეროვანი შესრულებისა ჩადენის ფაქტების გამოვლენა და დროული რეაგირება • ობიექტებზე ჩასატარებელი სარემონტო-სამონტაჟო და სამშენებლო სამუშაოების სრული პროცესის მართვა, მათ შორის კონტრაქტორების მოძიება, შესაბამისი დოკუმენტაციის მართვა, შესყიდვების პროცესის უზრუნველყოფა • საინჟინრო ან სარმონტო/სამონტაჟო ნახაზების, ასევე შეთანხმებული პირობების საფუძველზე მასალათა სპეციფიკაციების შემოწმებას • საიჯარო ფართ (ებ)ის მოიჯარეებისთვის გადაცემის დროს ხელშეკრულებით გათვალისწინებულ პირობებთან საიჯარო ფართის შესაბამისობის მდგომარეობის უზრუნველყოფა და გადაცემის კონტროლი. მოიჯარეების მიერ სარემონტო სამუშაოების განხორციელების დროს ტექნიკური მხარდაჭერის უზრუნველყოფა და აღნიშნულის მიზნით შესაბამის სამსახურებთან კოორდინირებულად მუშაობა • შრომის უსაფრთხოების შესახებ საქართველოს კანონმდებლობით დადგენილ მოთხოვნებთან შესაბამისობის უზრუნველყოფა მოთხოვნები: • უმაღლესი განათლება (სასურველია ტექნიკური მიმართულებით) • მსგავს პოზიციაზე მუშაობის 4 წლიანი გამოცდილება • გუნდის მართვის გამოცდილება
